What to expect
A clear step-by-step timeline
We keep the process simple: confirm suitability, map out the plan, guide permits, then coordinate a factory-built unit and a smooth on-site install.
1) Consultation & Feasibility Study (2 days)
We align your needs (studio, 1-bed, 2-bed), budget, and site constraints. Complete a site Feasibility Study, then match you with one of our vetted modular manufacturers for the best-fit layout.
2) Design & Quote (3 days)
The manufacturer prepares engineered drawings and documentation required for approvals. We provide a final price quote.
3) Permit Approval (16 – 45 days)
With our pre-approved models, the process can be as short as 16 days; on average, it is 30 days, and for difficult cases, it is 45 days.
4) Factory build + Turnkey install (3 months)
With about 90% built in a factory, your unit moves through production efficiently, with quality control at every step—then the team coordinates foundation prep, utility hookups, delivery, set-up, and finishing.
5-A) Foundation & Utility Trenching (During factory build)
The foundation can be a slab with a 5 ft stem wall extending below the frost line, or it can be more cost-effective steel screw helical piles.
5-B) Utility Hookups (During factory build)
The team coordinates utility hookups, including sewer, water, and electrical line extensions to the ADUs via a trench from the main house or the road.
6) Delivery & Finishing (5 days)
Modules delivered by transport truck, craned into place on the foundation, buttoned up (connected and sealed), all utilities connected, and all finishes completed, ready for final inspection.
7) Final Occupancy Inspetion
Final city occupancy inspection approval, then keys handed over. Now the beautiful, energy-efficient ADU is ready for Airb&b, short-term rental, family rental, or seniors to retire in place.
